Massive Domain-like development planned for Round Rock

A new development like the Domain is heading to Round Rock.

City Council members voted unanimously to approve an agreement for “The District.”

It will be located south of State Highway 45 and north of Greenlawn Boulevard just east of I-35.

The company behind this agrees to develop at least one million square feet and invest at least $200 million over the next 20 years.

The first building could be finished as early as 2022.

Nearby homeowner Traci Blair said she’s excited for the development. “I’m up for change to be able to access things right within a couple of blocks, be able to do all the things that Austinites get to do here in the suburbs,” Blair said.

However, she said the road to get to the development, Greenlawn Boulevard, already sees backups during rush hour. That’s why she said the city needs to find other ways to get to the area. “It all involves the planning, the route planning,” Blair said.

The city is conducting a traffic impact study to figure out what changes are needed. In its agreement with the developer, the city will spend up to $12 million on infrastructure improvements. “Things like looking at traffic signal improvements, turn lanes, all those sorts of things will be looked at,” director of planning and development services for Round Rock Brad Wiseman said.

In a presentation online, the city said it could also add sidewalks, medians and widen Greenlawn Blvd. Wiseman said they’ll also look into finding another route to the development. That could include connecting it to SH 45.

Wiseman said the cost of the improvements are worth it for the revenue and jobs “The District” will bring.
